Landman.agency Post a crew call

Land crews for the courthouse and the field.

Operators and developers post the work here: the counties, how many landmen and when. We read the call and tell you whether we can crew the work, and how.

Landmen, not attorneys. We read every call.

Call-out board

Five kinds of call. Pick a lane to start one.

  • Lease acquisition

The crew Takes the owners off the county records, runs down current addresses and signs OGLs on your lease form and terms.

    Works fromCourthouseField

You get Signed leases and memos ready to record, an owner contact log and a status sheet by tract.

  • Title

The crew Runs the records tract by tract to the standard you set, from sovereignty or back a set number of years, and pulls every instrument.

    Works fromCourthouse

You get Runsheets with Bk/Pg, copies of the instruments and a mineral ownership report (MOR) by tract, ready for your attorney.

  • ROW

The crew Works the ownership along the route, gets survey permission and negotiates easements and damage releases with each owner.

    Works fromFieldCourthouse

You get A line list, signed and recorded easements, and damage releases by tract.

  • Curative

The crew Works the requirements in your attorney's opinion on title: tracks down heirs and gets the AOHs, ratifications and releases signed on the forms your attorney approves.

    Works fromCourthouseField

You get Curative instruments signed and recorded, and a status line on every requirement.

  • Due diligence

The crew Checks the leases and title behind an acquisition against the deal schedules: ownership, lease status, NRI and burdens.

    Works fromData roomCourthouse

You get Defects noted from the records, by tract, for your attorney's review and your deal team.

A crew can work more than one lane. Title and curative often run together.

How a call runs

From the call to the file on your desk. Nothing is committed on either side until a work order is signed.

  1. Called in

You post the call: the work, the counties, the crew size, the start date and how long. Send the RFP if there is one.

  2. Scoped

We write back by email with our questions: tract list, lease form and terms, title standard, reporting and budget.

  3. Crewed

If we take the call, the crew, the start date and the terms go in writing on the work order.

  4. On the job

The crew works the courthouse or the field and reports on the schedule the work order sets.

  5. Turned over

The file comes back in your format, with copies of the instruments behind it.

Crew math

Arithmetic on your own numbers, for a budget line or an AFE (authorization for expenditure). Rates are set in writing on the work order.

It runs in your browser. Nothing is sent until you post a call.

Who you deal with

  • We read your call and are your contact for the job.
  • The crew is the landmen named on the work order.
  • The work order sets the scope, the schedule and the reporting for the job.
  • Not attorneys. We don't give legal opinions on title or legal advice. Your counsel does.

Leave out anything under an NDA.

A call is a request, not a commitment on either side. Rates and terms go in writing before anyone starts.

Questions

Do you publish day rates?

Not on the site. Rates are set in writing on the work order. The crew math above runs your own numbers.

Who is on the crew?

The landmen named on the work order for your job, organized through us. We are landmen, not attorneys: the crew builds the file, and your attorney gives the opinion on title.

Can I send an RFP instead?

Post the call with the basics and tick the RFP box, then email the RFP to hello@landman.agency with your company name in the subject line.

Is a call a commitment?

No. A call is a request, not a commitment on either side, until a work order is signed.

Terms on the call sheet

Landman
Works from the county records to identify owners, then negotiates and gets the deals signed: leases, easements and curative.
OGL
Oil and gas lease. The owner grants the right to explore for and produce oil and gas in exchange for a bonus, a royalty and a primary term.
Runsheet
Every recorded instrument in a tract's chain of title, in order, with the Bk/Pg or instrument number, the parties, the date and what it conveys.
MOR
Mineral ownership report. Who the records show as owning the minerals and the leasehold in a tract, and in what shares, as of the date the records were run.
ROW
Right-of-way. An easement that lets a pipeline, road or power line cross a tract.
AOH
Affidavit of heirship. A sworn statement of a deceased owner's family, usually by someone who knew them, recorded to show who inherited when there was no probate.
Curative
The work that clears the requirements in an attorney's opinion on title or a title commitment: getting affidavits, ratifications, releases and corrected deeds signed, as your counsel drafts or approves them.
Due diligence
A review of the leases and title behind an acquisition before it closes, checked against what the seller's schedules say.
AFE
Authorization for expenditure. The budget an operator approves before spending on a well or a project.
NRI
Net revenue interest. The decimal share of production revenue an owner is paid, net of the royalty and other burdens on it.
Day rate
What a contract landman bills per working day. Expenses such as mileage, copies and per diem are handled as the work order says.
Work order
Sets one job's scope, crew, rate and schedule under the master service agreement (MSA) between the company and the land contractor.
